AGM 2018 attendance - Location for future - lack of content - Board attitude« Back to Questions List

I note from the AGM minutes that, in 2017, there were 120 members present when at Rheged and in 2018, only 79 when in London and the cost was 10 times higher (according to the minutes). I trust that this large drop off in attendance and massive increase in cost means that the exercise won't be repeated and a more northern venue will be the base in future. Having bought at a Lakes based resort, I would expect to travel to the area for AGMs. On the subject of AGM content, this message board has had many themes over the last year, all of which are clearly of interest to a number of owners but I could not see any mention of them in the AGM minutes. There have been questions about relinquishment, raised initially at 2017 AGM and on this forum, but no mention at the AGM. Instead there is discussion of a defibrillator and name badges. Worthy stuff but the AGM should be the forum where members have some say in the future of Underscar. Item 25 of the 2017 AGM discussed relinquishment with Peter Allen due to report back. No such report came to the AGM through his successor. As a matter of interest, this is the quote from the October Board meeting minutes regarding installation of the defib. 'This would involve an upfront payment of around £2,000, and an ongoing cost of around £7,000 for 10 years'. I saw via the Red Cross website at www.defibshop.co.uk suitable units for an initial fee of around £1500 plus £125 per year service. Not sure where the Board got their figure from or if they even checked There is a reference to 36% rental rates being above average. I would expect so for the fees we pay, but what is the rental rate at Langdale? I suspect rather higher (I am happy to be corrected) but being better than the average cottage seems to be enough for this Board. I get the distinct impression that the Board is not challenging or querying anything put in front of them, and seem to be inward looking I am genuinely concerned that Underscar needs to have strong direction, otherwise there is a real risk of the fees going so high that defaults will happen.

Perhaps the previous chair can point to the informed poll, notably the cost involved in rotating and even answer why the matters raised in 2017 AGM were not answered in 2018. I simply ask that the Board follow reasonable practice and look at the concerns raised. Maybe the previous chair is unaware of the time I have personally put into assisting a current Board member when he makes his suggestion to not comment unless on the Board.

I believe that the AGM locations are planned to rotate. Midlands next, then the north and then the south. This was decided following a poll of owners. For those who wish that the Board could act in way that they would find acceptable might I suggest that they stand for election and influence from the inside. Peter Allen

Just reviewed rentals at Underscar and noticed on http://www.underscar-holidays.co.uk that the properties being advertised appear to have the wrong photos associated with the lodge…???

Also noted that trip adviser has reviews on Underscar but how are these being marketed? Are they able to be marketed by owners independently via this route?

What is the point of owners posting genuine concerns on the Owners website if these outstanding concerns are not addressed in a transparent manner at the AGM?

The problem also appears to be exacerbated by the failure to CONTINUALLY notify all owners of this Owners club website on EVERY newsletter, and to encourage those unfamiliar, by including a clear description/link as to how to access this site, stressing the importance of reviewing this site, with perhaps an outstanding topic list of concerns, eg relinquishment, sales, rentals, 5 star exchange, etc.

It sadly does not inspire confidence when important matters are raised on the owners club website however, and not responded to by the committee, as opposed to a hidden means of communication to the chairman Ian Hedley.

Surely transparency is all in this regard to enhance trust between owners and committee. To leave major concerns in abeyance and ”hidden” in this way only sadly exacerbates frustration and distrust.

As a new owner I will be enthusiastic to attend AGM’s if possible.
I live in ’middle England’ so north/south/east or west is likely to be similar travelling. Personally any excuse to go the ’The Lakes’ is enough for me but I can see that those who live in South or even abroad might find this difficult to attend an AGM.
Perhaps we could introduce an on-line poll via the Owners website with a generic choice of area locations with at least one being in or near The Lake District.
